Villages at Loudon
Loudon, NH

The Villages at Loudon is one of New Hampshire’s desirable active adult (55+) communities. Located in beautiful Loudon, New Hampshire, this riverfront community features 100 detached single-family homes in a peaceful residential setting. Thoughtfully planned to complement its natural surroundings, the community offers an attractive neighborhood setting while taking advantage of the property’s scenic location along the river.

Prior to development, the approximately 80-acre property had been used as a gravel pit, leaving much of the land depleted and excavated. The property was acquired and extensively redeveloped, transforming the former gravel operation through site planning, infrastructure improvements and new construction into the residential community that exists today. The Villages at Loudon demonstrates the potential to take previously disturbed land and give it an entirely new purpose, creating an attractive community and long-term value from a challenging site.

The redevelopment involved extensive site planning, permitting, infrastructure improvements and new construction to transform the former commercial property into an entirely new residential use. Palm Square property photograph or architectural rendering
Palm Square
Nashua, NH

Originally completed in 1886 for the Moody, Estabrook and Anderson Shoe Company, this historic Nashua property was once recognized as the largest shoe manufacturing facility in the United States in terms of size and daily production. Over the years, the building was expanded and later became home to Batesville Casket, which operated what became the largest wood casket manufacturing plant in America. Manufacturing at the property ended in 2006, bringing more than a century of industrial use to a close.

That same year, the historic building was acquired with a vision for giving the property new life. The former manufacturing facility was transformed into Palm Square, a mixed-use community featuring 140 residential rental units for adults 55+ along with commercial space. The extensive redevelopment preserved the character and history of the original structure while creating a vibrant new use for one of Nashua’s landmark industrial properties.

Riverside Commons property photograph or architectural rendering
Riverside Commons
Fitchburg, MA

Riverside Commons is a historic mill complex situated on approximately 8.5 acres along the Nashua River in Fitchburg, Massachusetts. Originally home to the Orswell Mills, the complex was constructed between 1886 and 1907 and became one of the country’s largest cotton yarn operations of its time. Positioned along both the railroad and river corridor, the mill played an important role in Fitchburg’s industrial history and eventually grew to encompass approximately 300,000 square feet of space.

The historic mill buildings were thoughtfully redeveloped into Riverside Commons, a mixed-use community featuring 186 residential apartments and approximately 8,100 square feet of commercial space. The redevelopment preserved the distinctive character of the original mill while adapting the buildings for modern use. Oversized windows bring abundant natural light into the spacious residences, while the property’s riverfront setting and walking paths along the Nashua River create a unique connection to the surrounding landscape.

Tiffany Mill property photograph or architectural rendering
Tiffany Mill
Brooklyn, CT (Future Development)

Located along the Quinebaug River in Brooklyn, Connecticut, the Tiffany Mill property encompasses more than 32 acres with approximately 2,800 feet of river frontage. The site was once home to a historic cotton textile mill dating back to approximately 1820. Due to structural conditions, the former mill building could not be preserved and was ultimately demolished, creating an opportunity to reimagine this unique riverfront property for a new generation.

With the proposed site plan and architectural plans approved, the property is now positioned for the development of a five-story residential building featuring 183 apartment units. Offering extensive river frontage, substantial acreage, and convenient access to major markets within approximately an hour’s drive, the property provides an attractive setting for a new residential community. This planned redevelopment will transform a former industrial site into much-needed housing while giving new purpose and long-term value to this historic site.

Similar in concept to Gilcreast Commons, the community is being planned with an emphasis on thoughtful design, attractive architecture and landscaping, and a comfortable neighborhood setting. From property acquisition and permitting through construction and completion, each phase is thoughtfully planned to create an attractive community that residents will be proud to call home.
